home renovations?
by Jeff on Jan.05, 2009, under Renovation
I own a two family house, and I’m looking to finish my basement and re-do a whole kitchen on another floor in a house well over 70 years old. can anyone give me an idea as to how much three average size rooms may cost to re-do flooring, ceilings and to isulate walls etc. what types of questions should i ask the contractor to ensure they are capable of fullfilling my requests? I’m trying to avoid bad work at a costly consequence in the future. Please no contractors with bids I am just looking for guidence. Thank you in advance.

What renovations should I make to my home before I sell it?
by Jeff on Jan.03, 2009, under Renovation
I’m about to list my house. I want to make some renovations so I can get the best sale price. What are buyers looking for? I’m pretty sure I want to put in new cabinets and tile in the kitchen.

sellers are required to disclose FIRE DAMAGE on the home they are selling?
by Jeff on Jan.01, 2009, under Renovation
Are sellers are required to disclose certain types of information about the homes they are selling. During a renovation we removed the new floor that the seller had put down before he sold us the home. Underneath was extensive fire damage to the sub floor & beams both in the living room and kitchen. If this information was told to us we would have not purchased the property.
What can be done about this? Legally the seller should have said something? Reality agent have a responsibility?

Where can I find free home design/layout help – renovation plans?
by Jeff on Jan.01, 2009, under Renovation
We have a unique 50 year old house that was built without a front door. We’d like to put a door in, and it’ll probably have to go in the kitchen (but where?), the kitchen is too small as it currently is, so we’re going to move the first floor bathroom somewhere else (but where?). We need help figuring out what our final floorplan should be, and how to do these reno’s in stages while still maintaining some order in a 5 family household.
Does anybody know where I might find (free) help in coming up with a new layout? Perhaps some school of designing genius’s that do this kind of thing as a learning exercise??? (I’m hoping).
We’ll be doing most of the actual work ourselves (we have friends and family that are carpenters and brick layers), so it’s not like we can get design help included as part of a renovation contract.

Is changing carpet in the entire house considered a major renovation? US Taxes?
by Jeff on Dec.31, 2008, under Renovation
We changed carpeting for the entire home last year (2007) – about 1400 sqft. Does IRS consider this a major renovation or repair? I am considering taking a deduction on the sales tax paid in my itemization – for ‘Major Renovations or Repairs’.
Thanks
Sai

by Jeff on Dec.29, 2008, under Renovation
I bought an older home, have done a lot of renovations, and now I have come to the part of heating/cooling. We currently have a 30+ year old gas furnace and want to get rid of it and convert to electric heat/cooling. House is 2500-3000 square feet. What kind of unit(s) would be best for me?
